When a lone drifter with partial memory loss, Isaac, accepts a job to look after his landlord's niece, Olga, for a few days it all seems like easy money, but there is a caveat: he must wear a leather harness and chain that restricts his movements to certain rooms. Once Olga's uncle, Barrett, leaves the two of them alone, a game of cat and mouse ensues as Olga displays continuingly worse psychological issues. With Isaac trapped and at the mercy of Olga, he begins to discover secrets in the house that coincide with the terrifying resurgence of his own memory.

Critics Consensus

An effective spine-tingler despite clear budget constraints, Caveat suggests a deliciously dark filmmaking future for writer-director Damian Mc Carthy.

David Ehrlich IndieWire "Caveat" exists in a liminal space between genres, which is fitting for a film about the skeletons that might hide inside the walls of an old house. Rated: B- Jun 16, 2021 Full Review Adam Graham Detroit News Things get a bit wonky along the final stretch, and the Irishman can't quite stick the landing. But there's plenty here to admire and it will be exciting to see where he goes next. Rated: B Jun 5, 2021 Full Review Noel Murray Los Angeles Times "Caveat" is like a gothic horror tone poem, with pungent notes of decay. Jun 5, 2021 Full Review Ygraine Hackett-Cantabrana The Geek Show (UK) Caveat is an atmospheric set piece that is guaranteed to make the hairs on your arm stand up, exploring the cruelty of human nature and the frailty of the human psyche. Jul 9, 2024 Full Review Jessica Scott We Who Walk Here With ever-growing dread, Caveat suggests terrors beyond the nebulous borders of its frightening narrative, causing viewers to ask themselves how far the walls of a haunted house truly extend. Aug 17, 2022 Full Review Chris Ward Flickering Myth Caveat is a movie that will no doubt give those of a nervous disposition the heebie-jeebies, but just dont analyse the plot too much as it does take the edge off an otherwise solid directorial debut. Lindsey N. The only thing that creeped me out was that bunny… Rated 3 out of 5 stars 07/11/25 Full Review Ido K. Creepy AF. Loved it. Rated 4 out of 5 stars 07/07/25 Full Review Walker M This movie was so hyped up on TikTok I had to give it a watch... Maybe if it hadn't been recommended as the scariest movie they've seen, by multiple people I would say it was an okay movie. The jump scares weren't really even jump scares (makeup wasnt done very well). Plot made sense, but how it was done didn't make sense to me (why didn't characters do different things multiple times in the movie that would make more sense?) I wish they would have done more things with that drumming bunny, to me that would have been scary and build suspense. Faster direction changes with less scary music at the wrong times and more scary music at the right times. Felt like they were trying to build up suspense where there was none or way to early. Would I watch again? No, but was done well for what I presume to be a very low budget film. They had certain aspects that were great but didn't use them. The mystery, the suspense, the evil in it, the fact you don't really understand what's going on, the weird girl, the relationship between the characters, the surviving instinct it fills you, the dark vibe, the sadness, the supernatural, the lack of trust... Everything in this movie is incredible. I can't believe I take so much time to watch it Rated 4.5 out of 5 stars 06/18/25 Full Review Marsh X This movie really does pay off after the slow start, I feel like this being slow paced also kinda helps because they've made this in a way that keeps you on the edge of your seat at all times. This is filled with suspense and spookiness, I also liked a lot of the psychological elements that were implemented. Really good horror movie, don't know why the audience rating is so low but it is what it is. 8/10 Rated 4 out of 5 stars 05/22/25 Full Review Read all reviews
