Dave (Brian Krause) and his wife, Megan (Nicole de Boer), move into a new home. They decide to rent out their guest house, so Dave places an advertisement on a bulletin board in the hospital where he works. The couple receive many applicants, but they have the best rapport with Courtney (Sonya Salomaa), one of Dave's coworkers. Courtney, however, is more sinister than she appears. She obsessively spies on the couple, and schemes to disrupt their marriage.

You're giving me annoying movie plots here! "Seductive" woman ---> plans of ruining marraige of married couple ---> lies about name and background all together ---> kills people standing in her way. ---> tries to kill wife but husband saves her and wife shoots and kills "seductive" woman ---> happy ending. Gee, what an original plot! As if Lifetime hasn't had a hundred more of these movies out! By the effin' way, this actress playing the role of the "seductress" is NOT pretty.
