This tense and gripping neo-noir thriller walks the fine line between reality and deception. Stuck in a marriage to a rich Hollywood producer (Jay Pharoah, "SNL"), struggling actress Kathryn (Ashley Benson, "Pretty Little Liars") finds herself attracted to Ben, her new gardener. Then, she meets Ed, the eccentric millionaire who's just moved in next door, and a BBQ turns into a drunken party. Kathryn awakens to discover that Ben and Ed have been hiding secrets, and that her home -- and life -- may now be in grave danger.

The narrative focuses on her domestic life and her encounters with a new gardener. As the plot progresses, we learn that this gardener harbors a nefarious plan. He deceives those around him, disguising his true intentions while aiming to exploit the young woman in a deeply unsettling manner. Regrettably, I found the film to be quite underwhelming. At a mere 80 minutes, it rushed through the plot, leaving little room for viewers to form connections with the characters or experience any real tension. The story jumped directly into the action, and the protagonist's choices felt unrealistic and hurried. The scene depicting an attempted assault was particularly disconcerting, as it was executed too quickly and lacked the necessary buildup or emotional resonance. Ultimately, "Private Property" came across as a poorly crafted film with a scant narrative. The performances were lackluster and unconvincing, contributing to a frustrating viewing experience that failed to live up to the expectations of a compelling thriller.
