Just before classes begin, new undergraduate Xiao Ma (Gong Zhe) finds a shabby apartment owned by a miserly landlady known as "Grandma" (Jin Yaqin). Grandma insists the unit should command an obscenely high rent, in spite of its many obvious defects. Alone in Beijing for the first time -- and miles away from her rural family -- Xiao Ma begrudgingly agrees. Over the course of the year, the two women finds themselves in continual conflict, until a moment of compassion changes everything.
